What are the advantages of a single storey house?
There are two main advantages of building a single storey house – cost and speed. This is simply because there is less complexity involved in building the home. There is less to build in comparison to a double or triple storey home, planning permission is easier to obtain, and the build itself will be easier as no scaffolding will be required. Drafting and building a single storey is quicker. If you want, you can simply extend your home down the line.
How easy is it to build an extension later on the single storey house?
This depends on the type of extension. There is little point in building a single storey house to add another storey a couple of years later. This is not a cost-effective approach and you would be better off building the additional story from the original house plan. However, horizontal extensions are quite easy to complete with little disruption and decreased cost. It all depends on what you are looking for.

You will save around 30% in comparison to a double-storey home of the same size. However, you will be taking up more space and land is expensive in Australia right now. But you will be saving a tonne of cash if you build the home at a smaller size without expanding horizontally.
Why are two-storey homes more expensive in Canberra?
The extra storey adds a lot of complexity. Scaffolding is required for the second storey, stairs, upstairs heating and plumbing, etc. It takes longer to build. Two-storey homes are little more difficult to get planning permission for.
