What are the benefits of two storey house designs?
Two storey house designs allow you more space. The second storey is nearly always used for bedrooms, which is ideal for having guests over and for large families. While these homes are more expensive to construct, you might save money in the sense of not having to purchase extra land to build horizontally. In other words, it is a tradeoff between expanding vertically or horizontally. And if you don’t have land, it can be a tradeoff that makes sense. Two-storey homes designs take longer to build as they are more complex to construct. Compared to a single-storey house of the same size, they are about 30% more expensive to construct (though the cost of land is not factored into this equation). They are more complicated to design, and the fact is that many people purchase a home without truly considering if it is necessary, which it may not be. The end result is a downgrade.
How long will it take to construct a two storey house?
There are two periods to take into account – the construction phase and the pre-construction phase. The pre-construction phase involves getting the relevant permissions and plan approvals. If you are serious about your new home, this should be taken care of within 3 – 4 months. The actual construction should take around 8 – 12 months, but it all depends. If you want to make structural changes halfway through the project, you will incur financial expense and delay the duration.
Can I get a single-story home and upgrade it to a two-storey home later?
Yes, but this is not the best idea if you are certain of upgrading. If you think you will need an additional storey, then it is a much better idea to start off with a two-storey home. It will be more costly to extend it later, as you will have to remove the roof and put it back on. There are also other considerations such as council approval.
